Residential PS Agreement
Spring Service
- Change air filters
- Clean, level & adjust the thermostats (change batteries if applicable)
- Check airflow
- Clean condenser coils with a manufacturer’s approved solution
- Check termination of drain line & make sure line is open
- Clean drain pan & flush out drain lines
- Change belts & adjust tension (if applicable)
- Lubricate all moving parts (if applicable)
- Check starting contactor contacts, capacitors, relays & circuit breakers
- Check all wiring & connections for tightness & amperage overheating
- Cycle unit at thermostat & make sure it is operating in the cooling mode
- Install gauges & check operating pressures
- Check voltage & amperage of all motors with meters
- Check for adequate refrigerant charge & possible leaks
- Check & set evaporator superheat & subcooling
- Check air temperature drop across the evaporator coil
- Check air temperature rise across the condenser coil
- Check pressure switch cutout settings
Fall Service
Gas Pac or Gas Furnace
- Change air filters & check airflow
- Inspect heat exchanger for possible cracks
- Clean burners & controls
- Clean & adjust all safety controls
- Adjust burner for efficiency
- Clean & adjust pilot
- Clean control cabinet
- Check for gas and/or fuel leaks
- Check flue exhaust, piping & termination
- Lubricate all moving parts (if applicable)
Heat Pump
- Change air filters & check airflow
- Check that compressor crankcase heater is operating
- Test that electric strip heat is operating
- Test contactors, capacitors
- Test operating pressures
- Test that reversing valve is energizing correctly
- Check performance & operating efficiency of the heating system
- Clean & adjust the thermostat
- Clean control cabinet
- Cycle unit at thermostat & make sure it is operating in the heat mode
